Commercial construction projects — office buildings, retail centers, industrial facilities, data centers, and mixed-use commercial developments — require construction management that is specific to the project type. The systems are more complex. The lender and investor reporting requirements are more demanding. Tenant coordination adds a layer of accountability that does not exist in residential construction. Closeout involves warranties, as-built documentation, and commissioning obligations that require methodical management.

What Commercial Construction Management Covers
Preconstruction. Commercial construction management creates the most value before ground breaks. Innergy Integral manages contractor selection, evaluates commercial construction bids, reviews contract terms and conditions, and establishes the schedule and budget baseline the project will be managed against. Preconstruction decisions determine the project’s risk profile.
Contractor Oversight. Innergy Integral manages the day-to-day relationship with the general contractor — attending site meetings, reviewing schedule updates, evaluating progress against the baseline schedule, and holding the GC accountable for schedule and quality. Commercial GCs are experienced in managing upward expectations; an owner’s advocate needs to be equally rigorous in managing downward accountability.
Budget and Change Order Control. Commercial construction budgets are vulnerable to change orders — some legitimate, some not. Innergy Integral reviews every change order for scope, pricing, and schedule impact. We challenge change orders that are improperly priced or the result of contractor error, and we maintain a running log so the owner always knows their current exposure.
Lender and Investor Coordination. Commercial construction loans and equity investors both require regular reporting — on schedule, on budget, and on any issues that could affect project completion or returns. Innergy Integral manages this reporting, coordinates with the lender’s inspector, and prepares draw requests that meet lender documentation requirements.
Closeout. Commercial project closeout involves commissioning building systems, coordinating certificate of occupancy inspections, collecting warranties and as-built documentation, and managing punch list completion. Innergy Integral manages this process to a defined schedule, ensuring the owner has everything they need to operate the building or turn it over to tenants.
