What Construction Funds Control Covers
Draw Request Administration. Innergy Integral receives draw requests from the borrower and GC, reviews them for completeness and accuracy, and verifies that the documentation — contractor certifications, lien waivers, stored materials evidence — is in order before any funds are released.
Field Verification. Funds control includes field inspection of the project before disbursement — verifying that work claimed in the draw request has actually been completed and that observed progress supports the amount requested.
Lien Waiver Management. Innergy Integral collects and reviews lien waivers from the GC and major subcontractors before releasing payment. Lien waiver management is one of the most important protections a lender has against mechanic’s lien exposure, and it is one of the areas most prone to gaps when funds control is not in place.
Disbursement Execution. Once documentation is verified and field progress confirmed, Innergy Integral administers the disbursement — releasing funds to the GC, or directly to subcontractors and material suppliers in cases where direct payment is required to protect lien priority.
Reporting. Innergy Integral provides the lender with complete disbursement records — what was requested, what was approved, what was released, and what was withheld pending resolution of documentation or progress issues.

Funds control is particularly valuable on projects where the lender has concerns about borrower financial management, where the project involves multiple funding sources with different disbursement requirements, or where direct payment to subcontractors is needed to protect the lender’s lien position.
