The difference between a project that delivers as planned and one that does not is usually not bad luck. It is inadequate preconstruction planning, a contractor selection process that prioritized the lowest bid over the most qualified firm, change orders that were not challenged, or a schedule that was never properly managed. Innergy Integral’s construction management practice is designed to prevent those outcomes.
What Construction Management Covers
Preconstruction Planning. Preconstruction is where Innergy Integral creates the most value. We develop the project schedule, establish the budget baseline, manage the contractor selection process, evaluate bids, and negotiate construction contracts before ground breaks. The decisions made in preconstruction determine the project’s risk profile for everything that follows.
Contractor Selection and Bid Evaluation. Not every GC is qualified for every project type. Innergy Integral evaluates contractor qualifications against the specific requirements of the project — experience with the relevant building type, subcontractor relationships in the local market, bonding capacity, and financial stability. We review bids for completeness and accuracy, identify scope gaps, and help owners select the contractor who represents the best combination of qualifications and price.
Schedule Management. A project schedule is only useful if it is actively managed. Innergy Integral develops baseline schedules, tracks progress against the baseline, identifies delays early, and works with the GC to develop recovery plans when the schedule slips. We provide owners with clear, accurate reporting on schedule status — not the optimistic updates that GCs sometimes provide when a project is running behind.
Budget and Change Order Management. Every change order is a decision point. Innergy Integral reviews change orders for legitimacy, pricing, and schedule impact. We challenge change orders that are improperly priced or the result of contractor error, and we maintain a running log of approved and pending changes so the owner always knows their exposure.
Quality Control. We inspect work in the field at critical milestones — not just at punch list. Catching quality deficiencies before they are covered by subsequent work is far less expensive than addressing them at closeout or after occupancy.
Lender Coordination. Owners with construction loans have draw requirements, inspection schedules, and reporting obligations to their lender. Innergy Integral manages all of this — preparing draw documentation, coordinating with the lender’s inspector, and communicating project status in the format the lender requires.
Closeout. Project closeout is often where time and money are lost after substantial completion. Innergy Integral manages the punch list, collects lien waivers, coordinates certificate of occupancy inspections, and ensures the owner receives the as-built documentation, warranties, and operation and maintenance manuals they are owed.
