Data Center Construction Management — Mission-Critical Advisory
Innergy Integral provides data center construction for developers, owners, and lenders across the Pacific Northwest and the Southwest — WA, TX, CO, NM, AZ.
Data center construction is among the most technically demanding project types in commercial construction. Structural requirements, power density, cooling systems, redundancy configurations, and the sequencing of mechanical and electrical installation all require construction management expertise that goes beyond standard commercial oversight. A schedule delay or quality failure in a data center does not produce a punch list — it produces an outage or a facility that cannot meet its technical specifications.
Innergy Integral provides construction management and development advisory for data center projects across the Pacific Northwest and the Southwest. Our Founding Principals have managed data center projects alongside multifamily mid-rise, high-rise, low-rise, student housing, historic renovations, affordable housing, and commercial construction — a range of experience that informs how we approach mission-critical construction.
What Data Center Construction Management Covers
Preconstruction and Contractor Selection. Data center construction requires contractors and subcontractors with specific experience in power, cooling, and mission-critical MEP systems. Innergy Integral evaluates contractor qualifications against the technical requirements of the project — experience with raised floor systems, UPS and generator installation, precision cooling, and fiber and network infrastructure.
Schedule Management. Data center projects are frequently driven by hard operational deadlines — a tenant’s lease expiration, a capacity requirement, or a contractual obligation. Innergy Integral manages construction schedules with those deadlines as the fixed constraint, identifying and resolving delays before they become deadline risks.
MEP Coordination and Commissioning. The mechanical, electrical, and plumbing systems in a data center are more complex and more interdependent than in a conventional commercial building. Innergy Integral coordinates the MEP installation sequence, manages the testing and commissioning process, and confirms that systems perform to specification before the facility is declared operational.
Quality Control. Data center quality control requires technical knowledge of what correct installation looks like for mission-critical systems. Innergy Integral identifies quality issues during installation — before systems are energized or infrastructure is covered — where they can be corrected without operational consequences.
Lender and Investor Coordination. Data center construction loans and equity investors require the same draw documentation, inspection coordination, and progress reporting as any commercial construction project. Innergy Integral manages this coordination as part of construction management.
