A construction draw inspection is the lender’s primary protection against overfunding a construction loan. Before each disbursement, an independent inspector visits the site, verifies that the work the borrower is claiming has actually been completed, assesses what it will cost to finish the project, and provides the lender with a written report they can rely on and retain in the loan file.

What a Draw Inspection Involves

The Site Visit. Innergy Integral’s inspector visits the project site before the lender funds the draw. The visit is scheduled to occur while work is active where possible — so the inspector can observe construction in progress, not just the results. The inspector walks the project systematically, documenting current conditions across all active areas of work.

Progress Verification by Line Item. The inspector assesses percentage of completion for each line item in the schedule of values — the document that breaks the total construction budget into component parts. This line-by-line review is what allows the lender to evaluate the draw request with specificity, not just approve a lump sum based on the borrower’s representation.

Draw Request Reconciliation. Innergy Integral compares the borrower’s draw request against the inspection findings. When what is being requested does not match what was observed in the field, we document the discrepancy and adjust the disbursement recommendation accordingly. Lenders should not fund what has not been built.

Cost-to-Complete Assessment. A draw inspection is not only a backward-looking exercise. Innergy Integral assesses what it will cost to complete the remaining work — giving the lender a forward-looking view of whether the remaining loan funds are sufficient to take the project to certificate of occupancy. This is the number that matters most when evaluating construction loan risk.

Written Inspection Report. Every draw inspection produces a written report: current site conditions by trade, percentage of completion, draw request reconciliation, cost-to-complete assessment, identification of any concerns, and a disbursement recommendation. The report is clear, specific, and defensible — not a checkbox form.
