Owner's Representative Construction Services — Pacific Northwest and the Southwest

A general contractor manages the construction. An owner’s representative manages the general contractor — on behalf of the owner, with the owner’s budget and schedule as the only priority. These are fundamentally different roles. A GC’s incentive is to complete the contracted scope. An owner’s rep’s job is to make sure the contracted scope is the right scope, that the GC delivers it on time and on budget, and that the owner’s interests are protected at every decision point in between.

What Owner’s Representative Service Covers

Preconstruction. The owner’s rep’s most valuable work often happens before construction starts. Innergy Integral reviews construction contracts before they are signed, evaluates the GC’s schedule and budget, confirms that the scope of work matches the owner’s expectations, and identifies risks that are easier to address in the contract than in a change order.

GC Management and Accountability. During construction, Innergy Integral attends site meetings, reviews schedule updates, evaluates the GC’s progress against the baseline schedule, and raises concerns before they become delays. When a GC’s performance falls short, we document the issue and hold them accountable through the contract mechanisms that exist for that purpose.

Budget and Change Order Review. Change orders are where construction budgets erode. Innergy Integral reviews every change order for legitimacy, pricing, and schedule impact before it goes to the owner for approval. We challenge change orders that are improperly priced, outside the intended scope, or the result of GC errors rather than owner-directed changes.

Lender Interface and Draw Coordination. Owners with construction loans have a second constituency to manage: the lender. Innergy Integral handles the interface between the owner and the construction lender — preparing draw requests, coordinating with the lender’s inspector, and communicating project status in the format lenders require. An owner’s rep who understands lender requirements prevents draw delays that cost the owner interest and schedule.

Quality Control. Innergy Integral reviews the work in the field, not just the schedule on paper. We flag quality issues before they are covered up by subsequent work and ensure the GC addresses deficiencies before they become punch list disputes at closeout.

Closeout and Certificate of Occupancy. Project closeout — punch list management, lien waiver collection, as-built documentation, and certificate of occupancy coordination — is where projects often drag on well past substantial completion. Innergy Integral manages the closeout process to a defined schedule and ensures the owner receives the documentation they are owed.
